Family sale and co-owner buyout appraisals in Los Angeles County

Selling a home to a relative, buying out a sibling's share of an inherited house, or dividing property held with a partner all go more smoothly with an independent value. A desktop appraisal documents fair market value so the price can be defended to the IRS, to other family members, and to the county assessor.

Selling below market is partly a gift

When a parent sells a home to a child for less than it is worth, the difference is generally treated as a gift for federal tax purposes and may need to be reported on Form 709. An appraisal fixes the market value so everyone knows how much of the transaction is a sale and how much is a gift.

Buying out co-heirs

Inherited homes are often owned by several siblings, and one of them wants to keep the house. The appraisal sets the starting point for each share, and because it comes from a neutral, licensed professional, it tends to settle the question of price rather than reopen it.

Private sales without agents

A sale between people who know each other skips the market exposure that normally tests a price. An appraisal replaces that test with documented comparable sales, which is useful for the buyer, the seller, and anyone who later reviews the transaction.

Property tax considerations

Transfers between parents and children, by sale or gift, can raise Proposition 19 questions about reassessment. See our Prop 19 page for how market value enters that calculation.

Questions about family sale & co-owner buyout appraisals

Can both the buyer and seller rely on the report?

Yes. Name both when you order, and the report will identify them as intended users.

Is a desktop appraisal enough for a family sale?

For most single-family homes and condominiums with typical condition, yes. If the property has major unpermitted work or damage, tell us first.

Can you value the home as of the date the siblings inherited it?

Yes. Many buyouts use both the date-of-death value and a current value; we can provide either or both.
