Glendora home and condo appraisals for estates, trusts, and taxes
Foothill city of Craftsman village blocks, ranch tracts and gated estates
Climbing from the valley floor across Interstate 210 into the San Gabriel foothills, Glendora was founded in 1887 and still centers on Glendora Village. Because many homes have stayed in one family for decades, trustees and attorneys often ask for past-date values, sometimes alongside a Prop 19 transfer or a sibling buyout.

Homes in Glendora
Victorian and Craftsman houses cluster around the Village, Finkbiner Park, Bennett Avenue and Vista Bonita, joined by Mission Revival and 1930s period revival homes. From the late 1940s single-story ranch tracts spread east, while north Glendora's foothill streets added larger 1950s and 1960s ranch homes on generous lots, many with mountain or city views. Gated Gordon Highlands, in the eastern foothills, holds custom estates on acre-plus lots, while condominiums and townhomes occupy pockets of the flatter ground.
What moves value in Glendora
Elevation, view and lot size separate foothill sales from the flatter tracts near the freeway, and the gated estate areas form a small market of their own. Walkable access to the Village and, since September 2025, the Glendora A Line station adds appeal nearby, while the quality of updating explains most gaps between similar ranch houses.

Appraisal considerations in Glendora
Much of the foothill backcountry falls in the Very High category on the fire hazard map the city adopted in 2025, and the January 2014 Colby Fire destroyed homes on the northern edge, so hazard status and post-fire buyer response matter for past dates. Designated local landmarks face review of exterior changes and may carry Mills Act contracts. Acreage estates rarely have close local matches, so the search often reaches other foothill estate areas.
Does a Mills Act contract on my late father's Glendora bungalow change its market value?
It can. The contract lowers property taxes in exchange for preservation duties, and both pass to the next owner, so we compare sales of similar homes with and without contracts before reflecting the terms in the value.
