Sylmar home and condo appraisals for estates, trusts, and taxes
Former olive-grove country at the city's northern edge, with horse-keeping lots
Sylmar is the northernmost neighborhood in the City of Los Angeles, rising from San Fernando Road toward the San Gabriel foothills between the 5 and 210 freeways, on land whose olive orchards were described in 1906 as the largest olive grove in the world. Heirs and trustees here bring a wide range of properties, from tract homes on cul-de-sacs to half-acre parcels with stables, along with occasional questions about the 1971 earthquake or the 2008 Sayre Fire.

Homes in Sylmar
The ground climbs from about 1,100 feet near San Fernando Road to roughly 1,700 feet at Hubbard Street, and the north side has steep residential streets with Valley views. Mid-century ranch houses make up much of the stock, followed by contemporary Spanish-style homes from the 1990s and early 2000s, many on curving streets ending in cul-de-sacs; the hilly northwest section is known as Rancho Cascades. Sylmar is also one of the few parts of the city where single-family homes on half-acre lots remain, many with corrals for horses, while gated condominium and townhome communities, along with manufactured housing, round out the mix.
What moves value in Sylmar
Lot size, horse-keeping rights, views and the age of the house drive most of the spread between sales, and equestrian buyers form a distinct pool for parcels near trails. Access to the 5, 210 and 405 freeways and the Sylmar/San Fernando Metrolink station supports commuters heading toward Santa Clarita and the central Valley, while foothill lots trade on space and privacy.

Appraisal considerations in Sylmar
The 2008 Sayre Fire destroyed most of the Oakridge Mobile Home Park, and homes along the foothill edge warrant a look at state fire-hazard mapping, insurance availability and brush-clearance obligations. Where a parcel keeps horses, the city's equine-keeping standards set minimum separations between stables and new habitable space, which can constrain an ADU, an addition or an SB 9 split.
Does keeping horses on a Sylmar half-acre lot add value, or just limit buyers?
It depends on the setting. Near trails and other equestrian properties, corrals and stables can widen the buyer pool, while on an otherwise suburban street they may contribute little. We compare sales with similar zoning, usable land and equestrian improvements and let that evidence guide any adjustment.
