Brentwood home and condo appraisals for estates, trusts, and taxes
Canyon estates, Brentwood Park's broad lots and small-lot Brentwood Glen houses
Brentwood is a City of Los Angeles community on the Westside, running from the flats south of Sunset Boulevard up through the canyons toward Mulholland Drive, between Pacific Palisades and the 405 Freeway. Trustees and families here typically need date-of-death values for estate-sized lots in Brentwood Park, retrospective values for canyon homes, and values for condominiums and townhomes in the flats near San Vicente Boulevard.

Homes in Brentwood
Brentwood Park, bordered by Oakmont, San Vicente, Allenford and Cliffwood, is a district of large estate lots, while Brentwood Glen, between Sunset, the 405 and the Veterans Affairs campus, has much smaller lots. North of Sunset, Kenter, Mandeville and Sullivan canyons hold hillside and canyon-floor homes, including equestrian properties in Sullivan Canyon. Crestwood Hills began in the late 1940s as a cooperative tract known for A. Quincy Jones modern houses, though the 1961 fire and decades of rebuilding changed much of its original character. South of Sunset, older houses share the streets with condominium and townhome buildings.
What moves value in Brentwood
Lot size, privacy and the split between flat lots south of Sunset and hillside or canyon lots to the north explain most of the value spread. Buyers weigh walking access to Brentwood Village, the Country Mart and San Vicente Boulevard against canyon seclusion and longer drives, and proximity to the 405 and Sunset traffic affects both. Condominium values follow building age, unit size and association costs.

Appraisal considerations in Brentwood
Brentwood's hillside areas lie in a Very High Fire Hazard Severity Zone; the 1961 Bel Air–Brentwood fire and the 2019 Getty Fire destroyed homes here, and the January 2025 Palisades Fire reached Mandeville Canyon, where at least one home burned, and forced evacuations. For effective dates in early 2025, we check whether nearby sales reflected disrupted post-fire conditions, and insurance availability can bear on canyon properties. Hillside lots fall under the City's Baseline Hillside Ordinance, so buildable floor area and access should be confirmed rather than assumed.
Can Brentwood Park sales be used to value a Mandeville Canyon home in an estate?
Only with care, because canyon homes trade on different factors, including road access, fire exposure, usable pad area and privacy. We look first for canyon and hillside sales near the effective date and use flat-lot sales from Brentwood Park mainly as a bracket or a land-value check.
