Pacific Palisades home and condo appraisals for estates, trusts, and taxes

Bluff-top and canyon neighborhoods above the Pacific, rebuilding after the 2025 fire

Pacific Palisades is a coastal community in the City of Los Angeles between Santa Monica and Malibu, founded in the early 1920s by a Methodist organization and spread across bluffs, mesas and canyons above Pacific Coast Highway. Since the January 2025 Palisades Fire, most requests we receive here involve pre-fire values of homes that were lost, land values for burned lots, and date-of-death values that must fall on the correct side of January 7, 2025.

Homes in Pacific Palisades

The Alphabet Streets north of the Village were the first area built and have the smallest lots, while Marquez Knolls, the El Medio Bluffs and the Palisades Highlands spread across hillsides with ocean or canyon views. Huntington Palisades and the Riviera, near the Riviera Country Club, hold larger lots and custom estates, and Castellammare sits on steep slopes just above Pacific Coast Highway. Rustic Canyon and Temescal Canyon add wooded canyon-floor settings, and the Highlands contain separately named tracts such as The Summit and Country Estates.

What moves value in Pacific Palisades

Ocean views, lot size and position on the bluffs or in the canyons have long separated values here, along with walking distance to Palisades Village and the beach. Since the fire, the market has split into standing homes, rebuilt or rebuilding homes, and vacant burned lots, and each draws a different buyer pool. Rebuild cost, permit timing and insurance terms now weigh heavily on land buyers.

Appraisal considerations in Pacific Palisades

The Palisades Fire began on January 7, 2025, and destroyed large parts of the community, including much of the Alphabet Streets and Marquez Knolls, so an effective date before that day calls for pre-fire sales and conditions, and a later date for post-fire evidence. Burned parcels are valued as land, considering lot size, views, debris-removal status and rebuild rules; a 2025 state executive order and city action restricted SB 9 lot splits and duplexes in the burn area, so that potential should not be assumed. Fire-scarred slopes can also raise debris-flow and drainage concerns that buyers take into account.

My father died in 2024 and his Palisades house burned in 2025; which value applies?

For a date-of-death valuation the effective date controls, so a death in 2024 calls for the value of the house as it stood then, supported by pre-fire sales. The later loss does not change that opinion, though your attorney or CPA may consider whether an alternate valuation date or an insurance question is relevant.
