Cheviot Hills home and condo appraisals for estates, trusts, and taxes
Rolling 1920s tracts beside the Rancho Park and Hillcrest golf courses
Cheviot Hills is a residential City of Los Angeles neighborhood south of Century City, set on low hills between Rancho Park Golf Course, Hillcrest Country Club and the Exposition Boulevard corridor. Typical requests involve trust and estate values for long-held family homes, Prop 19 parent-to-child transfers, and divorce valuations where a recent remodel or rebuild must be weighed against older houses nearby.

Homes in Cheviot Hills
Frans Nelson & Sons opened the original Cheviot Hills tract in 1923 on streets with Scottish names such as Glenbarr, Haddington and Bannockburn, with lots averaging roughly 65 by 140 feet. Country Club Highlands and Monte-Mar Vista date from 1923 and 1925, Cheviot Knolls from 1938, and California Country Club Estates, known as New Cheviot, from the early 1950s. The architecture runs from 1920s houses to mid-century designs by Raphael Soriano, Craig Ellwood and A. Quincy Jones, and many original homes have been replaced by larger new construction.
What moves value in Cheviot Hills
Buyers pay for quiet streets, larger lots, golf-course and city views, and short drives to Century City offices and to the Fox and Sony studio lots. Because much of the demand is for land on which to build a larger home, the value of an original house often depends more on its lot than on its condition.

Appraisal considerations in Cheviot Hills
Golf-course frontage and elevated lots with city views can carry premiums that should be measured from local sales, while lots on Motor Avenue or near the E Line tracks along the southern edge should be tested against interior-street sales. Flat lots fall under the City's Baseline Mansionization Ordinance and hillside lots under the Baseline Hillside Ordinance, which cap the size of a replacement home and so affect land value. Houses by recognized mid-century architects can carry added value, so design history should be researched before a home is treated as a teardown.
Is my parents' original 1920s Cheviot Hills house valued as a home or as land?
It depends on what the market was paying as of the effective date. We compare the house with sales of similar original homes and with sales where buyers paid primarily for the lot, and the opinion reflects whichever use the evidence supports as most probable.
