Encino home and condo appraisals for estates, trusts, and taxes
Large-lot estates, gated enclaves and ranch-house flats beside the Sepulveda Basin
Encino rises from the Sepulveda Basin up the north slope of the Santa Monica Mountains and takes its name from Rancho Los Encinos, established here in 1845. Trustees and estate attorneys often need date-of-death and step-up values on large-lot homes, and families weighing Prop 19 transfers or sibling buyouts ask for figures they can defend.

Homes in Encino
Encino's flatter streets mix postwar ranch and mid-century houses with condominium and townhome complexes, and new construction has replaced original houses in several areas, particularly south of the boulevard. Amestoy Estates and Royal Oaks are known for unusually large lots, some approaching an acre, with gated traditional, modern and farmhouse-style estates, pools and, on the biggest sites, tennis courts. South of Ventura Boulevard, Encino Hills and the roads toward Mulholland Drive add hillside sites with Valley views.
What moves value in Encino
Lot size, gating and a south-of-Ventura address carry unusual weight here, and estate-level sales can be sparse enough to require a longer search. The flats appeal to buyers wanting room for a pool or addition, while the hills trade on privacy and views, with the 101 and 405 placing both within reach of the Westside.

Appraisal considerations in Encino
On large lots much of the value lies in the land, so comparables should bracket usable site area as well as house size, and SB 9 split or ADU potential should be evaluated parcel by parcel rather than assumed. Gated estates may have few true peers in a given year, which can justify reaching into Sherman Oaks or Tarzana with documented location adjustments.
My parents' Encino house sits on nearly an acre; does the lot drive the value?
Often it does, but usable area matters more than gross acreage. We compare sales with similar usable land, frontage and improvements, and we test whether buyers in that pocket are paying mainly for the house or for the site. Records of additions, guest houses and recorded easements help support the conclusion.
