Koreatown home and condo appraisals for estates, trusts, and taxes

Wilshire Boulevard towers, Art Deco apartments, and a dense condominium market

Koreatown sits about three miles west of Downtown, officially bounded by Vermont Avenue, Western Avenue, Third Street, and Olympic Boulevard, on generally flat land along Wilshire Boulevard. Most of the housing here is rental, so the ownership market is concentrated in condominiums, and the requests we receive from heirs and attorneys typically involve one condo unit, or one of the area's few houses, for an estate or a divorce.

Homes in Koreatown

The stock is overwhelmingly multifamily. Older apartment buildings line many blocks, historic Art Deco buildings with terra cotta facades survive along the commercial streets, and a wave of construction since the early 2000s added mid-rise and high-rise apartment and condominium buildings, with high-rises concentrated along Wilshire Boulevard between Western and Vermont. Ownership units are mostly condominiums, in buildings that range from older low-rise complexes to modern towers. Detached houses are scarce within the official boundaries; the nearest substantial single-family stock lies just west in Wilshire Park, where one- and two-story houses and some duplexes went up mostly between 1908 and 1926.

What moves value in Koreatown

Condominium value turns on building quality, age, amenities, parking, and association finances, and buyers pay for walkable access to restaurants, offices, and the D Line stations at Wilshire/Vermont, Wilshire/Normandie, and Wilshire/Western. Newer towers with full amenities form a different submarket from older low-rise complexes. The few detached houses trade infrequently, so their comparables often come from adjacent neighborhoods.

Appraisal considerations in Koreatown

For condominiums, we review HOA dues, reserves, special assessments, and any litigation, and give first weight to sales in the same building. Houses in nearby Wilshire Park, an HPOZ since 2008, are compared first with other homes in that district. Many older parcels hold duplexes or apartment buildings, which a desktop report does not cover, so the property type is verified from public records at the outset.

Can you value a Koreatown condo using sales in the same building?

That is our first choice. Sales in the same building share its location, amenities, and association, so they need the fewest adjustments. When there are too few around the effective date, we add sales from similar buildings nearby and explain the differences.

Reports we prepare for Koreatown properties

Each is a certified desktop appraisal of a single-family home or condominium, as of a current or past date.
