Spanish and Tudor revival houses near Museum Row on Wilshire

Miracle Mile centers on the stretch of Wilshire Boulevard that developer A. W. Ross shaped in the 1920s into a car-oriented commercial district, now known for its Museum Row. The residential blocks north and south of Wilshire hold period houses, duplexes, and apartment buildings, and families and fiduciaries ask us to value single-family homes and condominiums there as of past dates.

Homes in Miracle Mile

The Miracle Mile HPOZ, covering about 1,347 properties between Wilshire and San Vicente boulevards and La Brea and Orange Grove avenues, has mostly one-story single-family homes north of Olympic Boulevard and one- and two-story multifamily buildings south of it. Its styles include Spanish Colonial, Tudor, Mediterranean, French, and American Colonial Revival, plus Minimal Traditional houses and Mid-Century apartments. North of Third Street, the Miracle Mile North HPOZ holds uniform one-story homes built from 1924 to 1941, more than half of them Spanish Colonial Revival. Park La Brea, a large rental apartment community, was built by Metropolitan Life beginning in the 1940s.

What moves value in Miracle Mile

Buyers value the central location between Hancock Park, the Fairfax district, and Beverly Hills, along with walkable access to museums, The Grove, and Wilshire offices. The D Line subway stations at Wilshire/La Brea and Wilshire/Fairfax, opened in May 2026, add transit access. Single-family homes, condominiums, and income property trade in distinct submarkets.

Appraisal considerations in Miracle Mile

Both HPOZs require review of exterior changes, which shapes additions and second-story plans. South of Olympic, many lots hold duplexes and other multi-unit buildings, so we confirm a property is a single-family home or condominium before accepting it for a desktop report. For effective dates before the subway stations opened, we use sales from the construction years rather than assuming the finished line's effect.

Should Mom's 2024 date-of-death value reflect the D Line stations that opened later?

Only as buyers saw it then. In 2024, the stations were under construction and their opening was anticipated, so we rely on sales from that period, which already reflect whatever expectations buyers held. The later opening is not added on top.
