West Hills home and condo appraisals for estates, trusts, and taxes
Former ranchland tracts below Castle Peak at the Valley's western edge
West Hills took its name in 1987, when residents of western Canoga Park petitioned the city for a separate identity, and it runs from the Chatsworth Reservoir south toward Woodland Hills against the Simi Hills and the Ventura County line. Executors and trustees here typically ask for date-of-death and step-up values on 1960s tract homes and on newer gated houses at the community's north end.

Homes in West Hills
Much of West Hills stayed agricultural long after the rest of the Valley urbanized; Platt Ranch was not tied into the Los Angeles water system until 1958 and saw little building before 1961. The resulting stock leans toward 1960s mid-century tracts on lots up to roughly a quarter acre, including Woodlake Estates and Pinelake Estates on the former Peppergate Ranch, followed by 1980s and 1990s Spanish-style houses, some within homeowner associations. Townhome and condominium complexes from the 1970s and 1980s add an attached option, and a manufactured-home community sits in the foothills near the Canoga Park line.
What moves value in West Hills
Lot size, pool, view and the degree of updating drive most price differences, with larger and gated homes concentrated toward the Chatsworth Nature Preserve. Access to the 101 by way of Valley Circle Boulevard, open-space trails and the Fallbrook Center shopping area shape buyer preferences, while the western hillsides trade some convenience for privacy.

Appraisal considerations in West Hills
The 2018 Woolsey Fire began on the Santa Susana Field Laboratory property near the Ventura County line and forced evacuations in West Hills, so wildland-edge parcels deserve a check of current fire hazard severity mapping. Homes backing to open space along the western and northern edges often trade differently from interior tract houses and should be compared with sales in a similar setting.
Should a West Hills home backing to open space be valued differently than one on an interior street?
Sometimes. Open-space frontage can add privacy and views, but slope, fire-hazard mapping and brush clearance can offset part of that benefit. We look for sales with a similar setting and let the market data, rather than an assumed premium, decide any adjustment.
